Prospective home buyers have two choices of Atlanta homes for sale: resale or new. And within those two choices are lots of additional ones including foreclosures, custom homes, condos, townhomes, 55+ communities, homes with land, homes on lakes, and more. Those looking for Atlanta, Ga. real estate have seemingly endless choices in this market but need to act fast due to super low supply.
Homebuyers buying a new Atlanta home often list energy efficiency, open layout, a warranty, and being able to select appliances, flooring, paint colors, and other design elements as factors driving their choice. And often at the top of the list is the fact that no one else has ever lived in it.
But home builders say that buyers are attracted to homes for reasons that aren’t as obvious. Below are a few more benefits of a brand-new home that may just entice you to be interested in new home construction.

Community

Moving into a neighborhood at the same time as all of your neighbors often creates lasting bonds of friendship because everyone is experiencing the same thing. Oftentimes, new home builders or neighborhood associations host community block parties in new developments to help owners meet and connect. Popular amenities like pools, firepits, walking trails, and courts for pickleball, tennis, and basketball offer additional opportunities for interaction among neighbors of all ages. Often new communities are comprised of homeowners in the same stage of life, such as young families or active retirees, so neighbors can get to know each other through social activities, PTA meetings, tennis matches, or golf games.

Entertaining

Open floor plans make it easier than ever to throw a party and enjoy it at the same time. Today’s home plans have lots of common open spaces and rooms that easily flow into each other. While you are in the kitchen preparing dinner, you can still interact with guests enjoying conversation in the family room versus being completely shut off. The feeling of spaciousness in today’s new-home layouts often is enhanced by the higher ceilings and additional windows that bringing in more light than you would find in an older home.

A Clean Slate

Just move in and decorate. No remodeling is necessary! You don’t need to strip wallpaper or replace flooring – It is all shiny and new. Not to mention you are the first to use the stove, bathtub, dishwasher, refrigerator, microwave, washer, dryer, and garage.
The advantages of being the first owner of a home extend to the outdoors. Instead of inheriting inconveniently or precariously placed trees, or having to tear up and try to tame overgrown shrubs, you can design and plant the lawn and garden you want.

Outlets, Outlets Everywhere!

We have more to plugin than ever and let’s face it older homes just don’t have enough outlets. And the outlets aren’t located where they need to be. New homes can accommodate advanced technologies like structured wiring, wifi, security systems, and sophisticated lighting plans, and can be tailored to meet the individual home owner’s needs.
Anyone who has ever lived in an older home can also attest to the fact that there are never enough outlets, inside or out! New-home builders plan for the increased number and type of electronics and appliances used by today’s families, so you can safely operate a wine cooler, Christmas lights, or your computer.
